Zoning may specify a variety of outright and limited uses of land.


Furthermore it may indicate the size and dimensions of land area as well as the form and scale of buildings.


These guidelines are set in order to guide urban growth and development.

Zoning is a technique of land-use planning as a tool of urban planning and is used by local governments in most developed countries. It is used to prevent new development from interfering with existing uses and/or preserve the character of a community.

What is a zoning ordinance?

Zoning ordinance (Bebauungsplan):


Zoning ordinances are specifications or written policies that limit the use of a site. It is between a governmental entity and a private party, so where a city or country enforces a zoning ordinance against a private citizen. Zoning ordinances are regulations recorded as local laws. 


A zoning ordinance is a rule that defines how property in specific geographic zones can be used. Zoning ordinances detail whether specific geographic zones are acceptable for residential or commercial purposes. Zoning ordinances may also regulate lot size, placement, density, and the height of structures. Zoning ordinances also describe the procedures for how to handle any zoning rule infractions/violations(including any penalties).


Before potential homeowners hire an architect, they need to check online or with the local building department to find out what zone their home will be in and what ordinances are relevant to the site. In order for the building department to provide this information you will need to provide the address of your future home. The ordinances exist to protect the quality of a neighbourhood.

Step 1: Sales Agreement
In this first stage you and the builder sign the sales agreement. 


Step 2: Pre-Construction
Still in the beginning stages, you will finalise design selections and pre-order all major materials, such as lumber. You will receive a tentative construction schedule to keep you involved in the process. 


Step 3: Foundation
Make sure you are happy with the layout of your house because after this stage it is literally set in stone.


Step 4: Framing
This is the skeleton of your home. Floors, walls, stairs and the roof are constructed. 


Step 5: Exterior finishes
This stage is just what it sounds like. From the outside, your house is beginning to look like a home, but inside there is more work to be done. 


Step 6: Mechanicals
At this stage, aspects such as wiring and plumbing are completed. The pipes and wires are still exposed and there are still a few more stages before the interior is complete. 


Step 7: Insulation and air sealing
This stage is designed to keep you and your family comfortable in the house. Gaps are sealed and insulation is added. 


Step 8: Interior finishes
This is when the house really starts to look finished. Walls and ceilings are filled in, interior doors are installed along with shelving, cabinets, countertops, mirrors and flooring. The plumbers and electricians return to finish their jobs, installing registers, faucets, light fixtures and appliances. 


Step 9: Landscaping
This stage marks the beginning of the end. The yard is formed including any driveways or walkway. To finish it all off, plantings such as trees, shrubs, and grass are added. 

 

Step 10: Pre-closing
While the landscaping is being finished, final inspections are being conducted. If any problems are found, they are repaired before entering the next stage. 


Step 11: Closing
Before you can own the home you will be walked through the house and have mechanical systems and appliances explained to you.

What is a building permit and how do you get it?

A building permit is the document that you receive from your local building department which actually gives you permission to do construction. Once you have a site, a plan for the house and a builder organised, your builder will then apply for a building permit which is need before construction can start. 


How to get one:


Here are the steps your contractor must go through in order to secure a building permit: 


1. The contractor will talk with local officials to discuss the plans of your house, and the experts will advise them of any revisions that need to be made to the plan. 

 

2. Submit the application to local official for formal review. This review will determine if the proposed house meets with local court. For example, does the plan have adequate infrastructure, fire protection to service the area, etc. This can take from two weeks to several months. 

 

3. The following is needed for a building permit 

- house plans, including the foundation, elevation and framing considerations 

- sign-offs from the architect and engineer 

- soil reports showing the condition of your site.This is important in rural areas where an additional permit may be needed. 

- approvals and reports from other agencies requested by the permitting office 


4. Once the application is approved you will be asked to pay a fee based on the project size, and once payment has been received your builder can pick up the permit from the local city or county building department. 

 

5. After receiving the permit it must be displayed at the property site.

What is a zoning covenant?

Zoning covenant/Land-use plan (Zonierungsbund):


Covenants differ from zoning ordinances in that they are between private parties rather than between a governmental entity and a private party. Thus, a neighborhood association may enforce a covenant. A covenant (or land-use-plan) is a more specific guideline or regulation that limits what a property owner can build into or in conjunction with their home.


Covenants are recorded in private deeds. Because covenants are voluntary, they are not enforceable by the governmental entity and may be more restrictive then that governmental entities zoning ordinances. A covenant might restrict the home owner to only build a side-low garage, which can affect the width of the house. A covenant can put limits on everything from the size of your pool to whether or not you can build an extension.

How to identify them:

These customers are highly agreeable but slow to deliver. Their people-pleasing tendency may get in the way of providing you with honest, valuable feedback to move forward in a transaction. 


How to deal with them:

Make it safe for these customers to be honest with you and show them there will be no relationship consequence if they say something negative. For example, say, “If none of these houses work for you, Mr. Buyer, it’s totally OK to tell me.” 


You’ll need to make guesses at what they’re thinking so you can then provide such reassurance to them that it’s safe to provide honest feedback. By doing so, you’ll actually create a customer for life — they’ll perceive you as being sensitive to their feelings.
