You have to define when models have to be handed over, what kind of file formats should be used? Expect drawings and models to be delivered at the same time (maybe you want the models earlier and the drawings later)? 

You also define quality control and checking procedures and the milestones when what has to be delivered.


The quality control is very important because then the designers/contractors know what they have to be aware so that they are ensured that their models fulfil the criteria to pass the quality gates. Typically this includes a collision-free, classified according to classification system and all the properties should be delivered according to the definition of the LOI. We have tools like Solibri Model Checker to help us check the quality.

International standard ISO EN DIN 19650 based on british standard PAS 1192-2:2013


It describes general BIM practices:
-BIM project procurement like what is necessary to do the tendering process.

- BIM requirements

- data management (superficially)


The standard is generic, because it has to be applied to any kind of construction project whether small or big, building or infrastructure sector etc. Different countries also have different ways of how bidding and tendering processes are conducted. It should also be applied to projects across the world as a basis for BIM contracts.

What are the EIR and what has to be included in them?

EIR lays the foundation for the entire project. They are sent to the bidders to show them what models are required, what is the purpose of the models, what is the extent of the modelling activities and so on. They also define the the goals of the BIM Project, technical and management details and also contractual aspects.


Content of EIR:

- BIM Goals: Why do i use BIM and what do i want to achieve. Now it is clear why we do that so people tend not to include this in the EIR.

- Use cases
- Model extent
Where do we start modelling and when do we end.

- Model content:

   Level of development

   Level of Information

   Coordinate System

- Data formats which is used to hand over the data to the client

- Data platform so if we use a common data environment it should be specified in the EIR

- Organisation and roles
What kind of roles we have in the project, who is responsible and so on.

- Quality management

How the models are checked, what kind of tools are used and what are the requirements to pass through the quality gates.

Is there a strict link between LODs and project phases?

There is no strict correspondence between LODs and design phases. Building systems are developed at different rates through the design process – for example, design of the structural system is usually well ahead of the design of interior construction. At completion of the schematic design phase, for example, the model will include many elements at LOD 200, but will also include many at LOD 100, as well as some at LOD 300, and possibly even LOD 400. 


Similarly, there is no such thing as an “LOD ___ model”. As previously stated, project models at any stage of delivery will invariably contain elements and assemblies at various levels of development. As an example, it is not logical to require an “LOD 200 model” at the completion of the schematic design.

BIM Execution Plan (BEP)

A BEP has to be done in each and every phase which is a subject to tendering.


It is created by the bidder in response to the Employer's Information requirements.


It is a detailed document defining all important aspects of executing the BIM project. 


BEP typically includes detailed information on:


1- BIM use cases: It actually mirrors the EIR by describing the BIM use cases but now by the perspective of those that do the work. Quantity Take-Off, Clash Detection etc. also.

2- BIM workflow and data management: If they use a common data environment they will describe how exactly they want to use it.

3- Model contents are also mirrored, so the tables are typically produced again. Here the architect or engineer will however provide more specific information about what element type will be delivered and what LOD. Model contents include model elements, classification, level of detail, file formats, coordinate system etc.

4- Delivery: responsibilities, milestones, 2D and 3D etc.
